Why Title Fraud Is Increasing

  • Digitization of property records has made them more accessible to criminals
  • Rising property values create more lucrative targets for fraudsters
  • Sophisticated identity theft techniques make impersonation easier
  • 54% of real estate professionals encountered seller impersonation attempts in 2023
  • 51.8% of real estate transactions showed indicators of wire or title fraud risk in Q4 2023
  • Vacant properties and elderly homeowners are particularly vulnerable targets

The FBI Has Issued Warnings

The FBI's Boston Division recently warned of a "steady increase" in quitclaim deed fraud across New England, with thousands of victims losing millions of dollars.

"Folks across the region are having the roof pulled out from under them," the FBI Boston chief noted, describing the "significant financial and emotional toll" on victims.

Most Vulnerable Properties:

  • Vacant land and second homes
  • Properties owned by elderly individuals
  • Homes with substantial equity
  • Properties owned by LLCs or trusts
  • Rental and investment properties

How LandLock works

01

Create account and verify identity

Create an account. LandLock verifies your identiy using your government ID and biometrics. LandLock securely saves certain information to be used in the future for identity re-verification.

02

Enter property details

Enter details of your property including your property's street address, the name(s) of all property owner(s) and type(s) of ownership (e.g., individual, LLC, etc.), etc.

03

Public Record: Warning

LandLock generates a Warning Page©. The Warning Page© is recorded on your property's title and thus becomes public record. The Warning Page© notifies the public that you registered your identity and property with LandLock.

04

Warning Page©

The Warning Page© instructs all parties interested in the property (e.g., buyer, lender, tenant, etc.) to request proof of identity from the property owner. Interested parties are directed to scan the QR code on the Warning Page© to confirm the authenticity of the Warning Page© .

05

Status: Locked or Unlocked

Interested parties are directed to scan the QR code on the Warning Page© to determine the property's status. "Locked" means that the property owner did not authorize a sale, mortgage, leasing or rental of the property. Interested parties should request that property owner change the property's status from "locked" to "unlocked" before the sale, mortgage, leasing or rental of the property occurs. Only the property owner can change the property's status from "locked" to "unlocked" and vis-à-vis.

06

Identity Re-verification

To obtain proof of identity, the owner logs into his/her LandLock account, re-verifies his/her identity and LandLock generates a Certificate of Identity©. Only the property owner can obtain a Certificate of Identity© by re-verifying his/her identity with LandLock.

07

Property Transaction

The sale, mortgage, leasing or rental of the property will happen only if the property owner can obtain a Certificate of Identity© from LandLock. All interested parties are directed to verify the authenticity of the Certificate of Identity© by going to verify.landlock.com and scanning the QR code on the Certificate of Identity©.
